That's the practical difference between a job that dries fully in three to five days and a DIY attempt that plateaus with materials still holding moisture, the kind of scenario that ends in mold discovered weeks later.
Instead of estimating when a space is dry, we take daily moisture readings at documented points from the initial mapping. Comparing readings day over day tells us whether materials are drying at the expected rate, or whether one spot, often inside a wall cavity or under flooring, needs more equipment or more time.
This data also gives us something concrete to show an adjuster who wants confirmation the drying met industry standard before closing a claim.

Structural drying takes longer in humid ambient conditions, since dehumidifiers have to fight outside moisture on top of pulling water from building materials. Utah's dry climate generally works in our favor, but a job started during a rare humid stretch, or in a poorly ventilated below-grade space, can still run longer than the same job would in typical dry conditions.
A room with good natural airflow and open floor space for equipment dries faster than a cluttered room or a small closet with limited air movement. Where we can, we ask that a space be cleared of movable items before placing drying equipment. Every obstruction is a spot where air isn't circulating and moisture lingers longer than it should.
Rooms with attached bathrooms or other ongoing moisture sources, an active shower during the drying period, for instance, can show slower readings if that source isn't temporarily managed. Worth knowing if one room's drying is dragging behind another's on the same job.
For a larger or more contentious insurance claim, some homeowners bring in an independent moisture inspection after our drying is complete, separate from our own readings. Reasonable step, and one we're fully comfortable with. Our documentation should hold up to that kind of independent check. We'll share our full moisture log with whoever runs that secondary review to give them context.
We'd rather you feel genuinely confident in the result than just take our word for it, especially on a job significant enough that a second set of readings brings real peace of mind.
Solid wood furniture that's absorbed water needs a slower, more controlled approach than structural materials like drywall and framing, since rapid drying can crack, warp, or separate wood at the joints. We assess affected furniture separately from the structural drying plan and may recommend a slower timeline, or professional furniture restoration, instead of hitting it with the same aggressive dehumidification used on the building.
